How about including a "listed date" on the listings.

I think that is a great idea.  I will start doing that tonite.  Any other info you guys want to see, its up to us...

I agree with the listing date.

Perhaps an expiration date would be good for investment properties so they don't ever get STALE.

My suggestion to the sales listings on the site is to INCLUDE THE REASON FOR SELLING.

Many investors know most about their situation than the rest of us do.  If I am selling a house to buy a car, I think the buyer should be appeased knowing that, rather than an unknown.  Why buy a house that can supposedly make $30k after a rehab when the current seller chooses not to?  THAT IS A BIG RED FLAG.  I want to know why the investors are selling.  Please provide these reasons, and I'll be more apt to look at them.  Be honest.

cap rate the lowest of your empire?
selling due to financial clean up [need not mention balloon pmts]?
selling to buy a car?
selling to buy a boat?
selling to free up cash for a new deal thats found?
family hardship?
want a good vacation, so time needs to be freed up?
inventory getting too high?

AGAIN, WE WANT TO SEE THE REASON IT IS SELLING.  WHEN THIS IS NOT KNOWN, WE ARE SKEPTICKAL.  If we know, we can buy faster.
